With my years in property management I am always on guard with any managment company because of the horror stories I have heard of. I was so impressed with the professionalism and the honesty shown by the staff here. The very friendly and knowledgeable people here always kept my best interest at heart, especially Sherri Cooper. She worked with me when my schedule was hard to pin down and she made sure I got my entire deposit back. Thanks Sherri! I will be sending them a Christmas card.

I rented from this company for a year November 2015-2016. Literally, the worst experience of my life. I don’t complain very often but during our walk thru to get the keys, the townhouse we were renting was filthy. The propt. manager claimed to have had it professionally cleaned, but said she would come back and personally clean it herself. We had several issues with some other things not working/not up to safety standards. We constantly tried telling the company, but our issues were never resolved. They told us that they’d send someone over and never did, or told us that it wasn’t a necessity (however in the ad for the rental they mentioned these things, that appealed to us; for example a dish washer and gas fire place). I’m finally writing this review because my fellow roommate stayed when I left. Now finally she’s leaving and dealing with more of their BS and I’m hoping to help someone else out before signing a lease with Giovanni and Cooper. And as a landlord I highly don’t recommend using them as a rental agency.

********* UPDATE JAN, 2022 ********** I WON MY CASE!!! If you have had your security deposit stolen by Giovannoni & Cooper, mainly Stacy Cooper Galuzzi, PLEASE CONTACT ME!!! I will help you step-by-step! I will do anything to make the Coopers accountable for their actions!! I had been a tenant of Giovannoni-Cooper Realty for over 20 years. The rental market was tight so we were limited in finding a place. This is when I found this company. When they showed us (my husband, daughter and myself) the available rental, the carpets had huge black stains everywhere and even had wrinkles due to so many attempts at cleaning. The walls were filthy from the previous tenants dirty dog. The owner of this property management company, Margo Cooper, was completely uninterested in making sure the rental was clean and move-in ready. In fact, her exact words were that they chose to not to put the money into it because rentals were in high demand and they could get anyone to rent it in the current condition. We could not find any other suitable place, so we reluctantly moved in. During our years there, they gave yearly inspections they said was to maintain the property however, they were not making any repairs. For years my shower was leaking out, rotting the wood and slugs started appearing on shower floor. Underneath the house was a huge leak that started to effect the sewer lines and made a horrible odor around the entire property. I made NUMEROUS requests to fix these issues, big & small, to maintain the integrity of the property. Giovannoni & Cooper would ignore my requests but also raise the rent by $100/150 every year. Once we had decided to move out, I gave them notice through email and a hand-written letter 6 weeks in advance. At that time I reminded STACY COOPER GALUZZI and SHERRI COOPER JOHNSTON of the horrible condition the carpets and walls were upon our move in. That is when SHERRY COOPER JOHNSTON stated we didn’t have to do anything to the carpets or walls due to the awful condition they were in upon our move in … despite what SHERRY COOPER JOHNSTON advised us, they charged us $800 for replacing the carpets and repainting the walls. The ONLY repair we were responsible for was one broken closet door. We had even hired our own handyman out of pocket to make some minor repairs with leaving only the broken closet door to tend to. Two weeks BEFORE we moved out, they sent over a landscaping company while we were out of town. They landscaped the entire front and back yards without our consent and charged us $800 for it out of our security deposit. They charged us $400 in rent for the month after we moved out because they lied and said they didn’t get our notice in time when I had notified them two different methods 6 weeks early. They charged us for changed locks throughout the house when we changed NOTHING!! Our security deposit was $2900 and they sent us a check for the remaining $500 after they ripped us off! At this point I called them to discuss the discrepancies and spoke with the owners daughters, Stacy Cooper Galuzzi and Sherry Cooper Johnston. Every single unlawful charge she had the same reply “We following our policies and if you don’t agree, take us to court”. How could they follow their policies when they outright LIED and STOLE from us?? This is what that means… they are thieves and crooks who rip their tenants off blind!!! Since Stacy called their behavior lawful, she is insane and in a different realty than us normal human beings. I see now that this is how they make a big portion of their income, by RIPPING OFF THEIR TENANTS!! Do not, do not, do not rent from these awful and disgusting thieves… MARGO COOPER, SHERRY COOPER JOHNSTON, and STACY COOPER GALUZZI. THEY ARE THIEVES WHO TAKE ADVANTAGE AND STEAL FROM THEIR TENANTS. DO NOT RENT FROM OR UTILIZE THE SERVICES FROM GIOVANONNI & COOPER REALTY!!!
