Couldn’t pay me to use Redfin. I was hoping that a tech company with a new approach to real estate would help us avoid the typical real estate agents who have failed at everything else in life and landed in real estate simply because the barrier to entry is so low. Instead we found Redfin to have the absolute worst of the worst. Highly unprofessional and unmotivated individuals.
We had a meeting set with one agent that got changed to another agent mere hours before hand. Definitely not enough time for any agent to do the right amount of research on our neighborhood and house. The first agent waited 6 days before she toured our house when she brought along her husband. Why…no good reason and this is when we found out the first major hole in the Redfin business model. This agent did no research on our neighborhood, didn’t know which houses were historic, which houses weren’t, and what the price per sq ft was in our neighborhood at that moment in time. She expected our neighborhood to operate like San Francisco where you just put anything on the market for $999,999 and you get offers for hundreds of thousands over asking. That doesn’t work in our neighborhood and if she had done any research she would have known this. Had we used her strategy it would have cost us $200,000. But the main issue here is Redfin agents aren’t paid on commission, they get a bonus based on your surveys after a transaction. So they don’t care how much they sell your house for and aren’t trying to get top dollar because it doesn’t effect their bottom line.
I wish our experience stopped here but it didn’t. After finding the answers in our first survey horrific the regional manager called me apologizing up and down and asking for another chance. So I let them try with their “best agent”. After undoubtedly giving this agent the feed back from the first go round this guy did equally zero research. I asked him a simple question about the Mill’s Act which in order to sell a historic home in California you need to know about and he had no clue what it was. When he toured our home he brought his teenage son along. Thank you for letting your teenage son know there is a vacant house that he can tell his friends about. Not to mention when he left the property he left our front gate open and we had to call a neighbor to go close it since we are currently on the other side of the country. After his tour he asks a ton of questions about the house via text message which we provide answers to immediately and then doesn’t get back to me for 17 days. 17 DAYS FOR A FOLLOW UP!!! The best part about his follow up was he thought he was giving me information about a house down the street that was also for sale and his information was dead wrong. He told me they dropped the price for added price exposure when again had he bothered to do any research he would have known the price was dropped because the other house has an illegal bedroom and garage.
Bottom line if your agent doesn’t know more about the real estate in your neighborhood than you do they aren’t qualified to sell your home. Now reading through all the other horror stories on Yelp I see that this company might be the single worst real estate company out there period. AVOID AT ALL COSTS!!!
