This review is being written for 3503 Churn Creek Road (Churn Creek apartments). This was constructed back in 1979 and they have never been rehabbed. They were built without dishwashers, bathroom vents, or any other form of ventilation including kitchen ducts. Every single tenant battles black mold because it grows inside the insulation that has never been replaced. Most of the AC units are old and and have mold living inside of them. So spores are blown all throughout the unit when it is turned on. The pipes are old and corroded and have burst causing flooding in several of the units. The septic system was built wrong which causes sewage to back up into toilets and bathtubs. The walkways are hallow and have rotting wood which feel like a spring board when you are walking across them. One tenant nearly fell through walking across it. The patch jobs were laughable efforts. The rails are old and rusted from neglect and shake violently from bolts being placed in rotted wood. The mail boxes get broken into regularly by the tweaker’s looking for money and goods. The grounds are very poorly manicured and often times have homeless people sleeping in them leaving broken glass and litter. The parking lot is full of dips that have never been patched so when it rains heavily you step out into a small pond. They have also never been remarked so no one knows what spot they are required to park in. To call this place a slum would be an understatement, yet rent is increased as much as possible every single year. Oh and as if that’s not enough there is always the tenants they allow to live here. Many are heavy drug users that deal methamphetamines out of their units. One admitted to her pet rats having lice, she was washing their blankets in the community laundry room. When all of these issues are brought to property management’s attention they are typically ignored. One tenant was hospitalized three times for toxic mold exposure and after contacting the health department and complaining a code inspector was sent out. 25 violations were cited in the 15 min walk around done. All they did was move the young couple from one moldy apartment to another moldy apartment. They have been trying to get pregnant with no success which also may be a result from neglect and exposure. Another young couple has a new born baby that is constantly exposed to black mold. So much so that the couple had to move their baby’s crib due to black mold growing on the walls next to it. Property management told the couple it was their responsibility to keep the unit clean. My husband has missed months of work in the past year due to always being sick. I have chronic asthma attacks and am constantly fatigued and dizzy. We have documented this with both our physicians. Luckily we are moving out in a week however the young couples and elderly tenants are stuck in leases. If I could give them negative stars I would. The property management company claims the owners refuse to pay for the rehabbing this is needed. After five horrible years of being stuck here due to covid, fires and inflation. I would conclude they’ll continue to run them like a slum until the city condemns them. I would highly discourage anyone from moving in.

Advanced Solutions is the best property management I have ever rented from. I have rented three different units from them, and have never had any negative experience! They’ve always been understanding when life situations come up, and have been supportive in making sure my daughter and I were able to live in a safe environment. They’re always so quick to respond to maintenance requests, and work with me to schedule things around my schedule. Thank you Advanced Solutions!

I’ve been renting through them for about 1.5 years and haven’t had any bad experiences. They are always very quick to take care of my maintenance requests and have always been friendly, professional, and helpful when I’ve reached out with questions. Adrian is the best!
