I honestly didn’t want to write this review. I had hoped to just move on and accept that our experience living at The Belmont was less than ideal. Unfortunately, the issues didn’t end when we moved out — in fact, they got worse.
Let’s start at the end: if you have pets, be prepared. You’ll be required to pay a non-refundable $400 fee per pet — a charge that goes toward nothing in particular. I’ve lived in three other apartments in Houston and have never encountered a pet fee this high or this pointless. In addition, there’s a $250 refundable deposit and monthly pet rent. They also require a third-party pet screening upon move-in, and again every year — $50 per pet, annually.
During move-out, we were charged $905 for carpet replacement due to a stain they found beneath the surface — something not visible or accessible to us while living there. We had cleaned the visible stain thoroughly, but they pulled back the carpet and cited a sub-surface issue. That non-refundable pet fee? It didn’t offset the cost in any way. I understand the importance of maintaining clean units for new tenants, but charging an excessive fee upfront and then again at move-out feels like double-dipping.
As for the unit itself (4101), the problems started on day one. When we moved in, the apartment was filthy — we spent hours scrubbing grease, crumbs, and spills in the kitchen and bathrooms. Cabinet liners were peeling, and the paint throughout the unit was poor quality, flaking and chipping easily. Ventilation in the bathroom and master bedroom was inadequate, leaving those spaces damp and humid most of the time.
We also dealt with pest issues, especially blackhead roaches, which we found nearly daily for much of the year. Pest control came several times, and even confirmed our unit was exceptionally clean — but the issue persisted regardless.
To their credit, management eventually resolved a significant flooding issue outside the unit — but only after our neighbors’ apartment partially flooded during Hurricane Beryl. Prior to that, water routinely pooled in the area (see photos).
Monthly utility charges — water, sewage, drainage, trash, admin fees, etc. — typically added up to around $133 extra per month.
The few positives I can share: The location is convenient — close to H-E-B — and I generally felt safe. The only security-related incident I saw during our lease was a car being left on cinder blocks (photo attached).
Overall, my experience was disappointing, and the way things were handled after move-out was particularly frustrating. I’d recommend prospective residents — especially pet owners — proceed with caution.
